NPS Grand Canyon National Parks, Grand Canyon, AZThe OutFit served as the owner’s representative and provided construction management services for the Department of Interior at the Grand Canyon National Park. The South Maswik construction project focused on the demolition of the existing six hotel buildings, constructed in 1971, and the rebuild of four new, upgraded hotels. The value of the project was approximately $30 million.

The Construction Manager (CM) was responsible for providing assistance on project feasibility, construction impacts, constructability issues, and participated in value analysis workshops. Along with representing Grand Canyon National Park, the CM worked alongside the concessioner, Xanterra, to refine the project scope, scheduling, and budget. The CM was also responsible for working with National Park Service engineers and architects to maintain consistency throughout the park with building and design requirements. In addition to working with National Park Service A/E’s, the CM coordinated with outside A/E’s assigned to the project to review design changes and potential financial impacts. Onsite representation allowed the CM to review project documents and maintain construction quality. Other services provided included the management of several historical building projects focusing on upgraded electrical, new fire suppression systems, and HVAC replacement.

The Outfit provided comprehensive general oversight of the construction process, ensuring that design and implementation were done in adherence to the contract documents and in the best interest of Grand Canyon National Park. This process involved monitoring Request for Information, Request for Proposals, Request for Qualifications, Submittals, Architects Supplemental Information, contingency monitoring, as well as other construction documents.
